Single Pane Glass Replacement: Cut and Installed in the Same Visit
We spent today in Jamaica Plain replacing two single panes and reglazing the sashes around them. It is worth writing up, because single pane work is the one repair where homeowners consistently expect a two week wait and do not get one.
The glass is cut on site
For standard single pane glass there is no supplier order and no second appointment. We measure the opening once the old glass is out, cut the new pane to size on the spot, bed it in fresh glazing compound and set it with new points. The sash comes out, gets repaired, and goes back into the same opening the same day.
That matters more than it sounds. A window that has lost its pane is an open hole in the wall of your house. Every extra day it stays boarded is a day of heat loss, weather and security risk, and the ordering model that most companies work on is what creates that gap in the first place.
The two exceptions
There are two cases where the glass does have to be ordered, and we tell you at the quote stage rather than after the window is apart.
Tempered glass. Required by code in certain locations, such as close to a door or low to the floor. Tempered cannot be cut after manufacturing, so it is made to size.
Anything wider than about 36 inches. Large panes are ordered rather than cut on site.
Double pane insulated units are a different repair again, since the sealed unit itself is the thing being replaced.
Why the pane usually failed in the first place
Broken glass is sometimes just a stray ball or a slammed sash. More often the putty around it had already failed, the pane lost its bed and started to flex, and it cracked from ordinary movement. That is why we reglaze the sash at the same time rather than dropping new glass into old, cracked compound. What we check while the sash is out
With the sash on the bench, the two things worth looking at cost very little to fix at that moment and a lot to come back for later.
The first is the draft path. Once the pane is sealed, any remaining cold air is coming through the meeting rail or the sash perimeter, not the glass. On historic windows we use interlocking bronze weatherstripping, which outlasts foam and vinyl by decades and does not change how the window looks.
The second is how the window moves. If the sash will not stay up, or drops when you let go, the cords are the culprit, not the glass. That is a separate repair we handle on the same visit where possible, covered in sash cord and weight repair.
