Rotten Window Sash Repair in Boston | Wood Sash Restoration
Need a window repair?
Save your wood sashes from being replaced.
The window sash is the moveable frame that holds the glass. When the bottom of the sash sits on a rotten sill, or when paint fails on the exterior, water gets in and the sash itself starts to rot. By the time most homeowners notice, contractors are recommending full window replacement.
We take a different approach. In most cases, even a severely rotted sash can be saved.
Where sashes rot first
Bottom rail (sits on the sill, collects water)
Joints between rails and stiles (mortise and tenon connections)
Around glazing putty when it cracks and falls out
Sash horns (the protruding parts at the bottom corners)
Our sash repair methods
Epoxy consolidation
For sashes with isolated rot pockets, we remove the soft wood, treat the surrounding area with epoxy consolidant to harden it, then rebuild the missing wood with structural epoxy filler. The repair is sanded, primed, and painted to match.
Wood splicing
When rot has spread along an entire rail or stile, we cut out the damaged section and splice in matching new wood. We carefully match grain direction and original profile so the repair is invisible once painted.
Full sash rebuild
For severely damaged sashes, we rebuild the sash from scratch using your original sash as a template. New solid wood, traditional joinery, and matching glazing — your window looks original but functions like new.
Why this matters for historic homes
Many Boston-area homes have original sashes that are 80–150 years old. These sashes were built with old-growth lumber and time-tested craftsmanship. Modern replacement sashes — even premium ones — won't match the look or longevity. Repair preserves the architectural authenticity of your home and protects its resale value.
Service area
We repair rotten window sashes throughout Boston, Brookline, Newton, Cambridge, Somerville, and surrounding towns. Many of our projects are in historic neighborhoods where window preservation matters.
